Three key buildings fully committed following refurbishment
Three key buildings in Fitzrovia Quarter, totalling more than 25,000 sq ft, are now fully committed following The Langham Estate’s refurbishment programme, with all available space either let or under offer.
The latest letting sees Artscapy, an art collecting and investment platform, take the entirety of 41 Great Portland Street, a recently refurbished 2,300 sq ft building in the heart of Fitzrovia.
The letting follows strong leasing activity at 32–36 Great Portland Street and 15–16 Margaret Street, with the three buildings attracting a diverse mix of businesses spanning healthcare, technology, finance, fashion, property and the creative industries.
At 32–36 Great Portland Street, six occupiers have taken space across the 13,000 sq ft building. Prenuvo, the whole-body MRI screening company, has taken approximately 4,300 sq ft across the ground and basement floors for its first UK location. The building is also home to typeface design studio Dalton Maag, advertising technology company AdMaxim, Avalon Capital Markets and fashion brand Mackintosh, with the final floor under offer.
Nearby, the 10,000 sq ft 15–16 Margaret Street has attracted a similarly varied mix of occupiers. Luxury fashion sample sale business Arlettie has taken space alongside Whispering Smith, Marson Property, Termgrid, Feoh Investments and Vedra Property Group, while Ludorum Club has taken the lower-ground floor for its first UK location.
The three buildings form part of The Langham Estate’s wider programme of investment across its portfolio, focused on refurbishing and repositioning existing properties to deliver high-quality workspace while retaining the character of the Estate’s buildings.
