The Langham Estate is progressing toward net zero, with the support of Planet Mark, taking tangible steps to reduce carbon emissions across Fitzrovia Quarter while preserving its historic buildings and vibrant community. Our journey is about turning ambition into action — from upgrading our buildings to working closely with tenants and suppliers — ensuring a greener, more resilient Fitzrovia for today and the future.
Measuring our footprint
A key milestone in our journey has been measuring our full carbon footprint for the first time. Covering Scopes 1, 2, and 3 across our Head Office and 70 directly managed properties (April 2023–March 2024), this gave us a baseline of 13,324 tCO₂e (market-based).
The data showed that most emissions come from how buildings are used and the materials that go into them, highlighting the importance of collaboration with tenants, suppliers, and project partners.
This approach aligns with the Planet Mark case study, which demonstrates how structured measurement, clear targets, and external verification drive meaningful, credible progress. The Langham Estate has also achieved ‘Net Zero Committed’ certification, recognising that we have measured our emissions, set science-aligned targets, and established a credible transition plan. Directly managed buildings are at the heart of our action. Ongoing refurbishment and upgrades allow us to integrate practical, low-carbon measures:
