Welcoming Prenuvo to our newly refurbished 32–36 Great Portland Street

We’re pleased to share the completion of our full refurbishment of 32–36 Great Portland Street — a key building at the heart of Fitzrovia Quarter and an important step in our long-term programme to elevate and future-proof our 11.3-acre estate.

The building’s new anchor customer, Prenuvo, brings an entirely new offer to the neighbourhood. The global preventative health technology brand has chosen Fitzrovia Quarter for its first UK location, occupying the ground and basement floors — a total of 4,300 sq ft — to deliver its award-winning whole-body MRI scan. In under an hour, their scan — which covers 33 organs and captures over 1.3 billion data points — can detect more than 500 conditions, from early-stage cancer to aneurysms and metabolic disorders. Founded in the U.S., Prenuvo currently operates 17 clinics in North America, with plans for further expansion into Europe and Australia.

They join a curated mix of occupiers within the building: Mackintosh, the heritage British fashion brand, occupies the top floor, while AdMaxim is on the second. The remaining first, third and fourth floors — ranging from 1,636 to 2,279 sq ft — are available, with the third floor presented as a fully furnished show suite. Each workspace has been upgraded to a modern Cat A specification, reflecting the quality and character we continue to deliver across the Estate.

Highlights from our transformation programme include 42–48 Great Portland Street, now anchored by heritage British luxury audio brand KEF. The brand has created a multi-purpose destination across more than 5,000 sq ft, including The Gallery, KEFé, and a bespoke Studio, alongside their London headquarters.

At 93 Mortimer Street, a Grade II listed building has been fully refurbished and taken in its entirety by the Kamel Lazaar Foundation, providing a new home for IBRAAZ, a platform championing art and ideas from the Global Majority.

22 Little Portland Street is now home to the London headquarters of David Chipperfield Architects, following a whole-building renewal and the restoration of the rooftop terrace.

Meanwhile, at 30 Market Place, both upper floors have been refurbished, with Ascot Lloyd now occupying the fourth floor, while the third floor remains available.

This rolling programme of transformation will continue into 2026/27 as we invest in best-in-class workspace, retail and lifestyle destinations across the Fitzrovia Quarter — creating a vibrant neighbourhood that evolves with the needs of our customers and the city.
